As a vehicle for making a difference, Project 4 Change provides the platform for large numbers of people to be involved in delivering housing, both ownership and rental, to those in our community who can least afford it.
We provide both standard and specific purpose housing.
This community funding mechanism, our Community Impact Investment Fund, allows people with small or large amounts of cash to collectively join and fund a range of properties.
You can make a difference to yourself and others by investing from $5000 upwards.
NOTE; Due to changes to the class order under the Corporations Act, by ASIC, we are currently restructuring our fund. We will be using an Australian Financial Services Licenese to do this. We should have this completed by mid Janaury 2018.
Please contact us in the meantime if you wish to invest.
DETAILS ON THE FUND
The Fund is for retail and wholesale investors. It aims to provide a steady income for investors by using the funds in residential property developments undertaken by the Project 4 Change. Proposed developments will be assessed, and if qualifying, will be undertaken on the same basis as any commercial residential property project. The finished housing product of a development, which may be town houses, or single unit dwellings, will be sold in the usual course to repay debt and investor funds.
The Fund is designed for investors wishing to invest under socially responsible and ethical principles which deliver impact in the community and create community enterprise outcomes.
The development projects are intended to return realistic development margins which will deliver a good financial return thereby allowing P4C to fulfill its community enterprise objectives. The Fund as a Public Benevolent Institution qualifies for tax benefits which will assist in maximizing the returns available and minimizing risk.
The critical terms of the fund are;
- Three year investment term
- Bi annual distributions
- Minimum entry amount of $5000
- Current historical return of 8%p.a.*
