THIS MODEL IS FOR OUR RENTAL CLIENTS, BE THEY TRANSITIONING THROUGH TO PURCHASE OF ONE OF OUR OTHER PROPERTIES, OR  STAYING IN THE LONG TERM.

IN THIS INSTANCE PEOPLE WILL HAVE THEIR OWN BEDROOM EQUIPPED WITH EN-SUITE AND CUPBOARDS WHICH ALSO ACCOMODATE A BAR FRIDGE AND MICROWAVE AS WELL AS DESK AND TELEVISION POSITIONS.

AT LEAST ONE BEDROOM WILL BE TO GOLD LEVEL LHA DESIGN TO ACCOMMODATE DISABILITY OR AGEING IN PLACE.

ALL BEDROOMS WILL BE LARGER THAN STANDARD TO ALLOW SPACE TO COMFORTABLY "JUST SIT". THE BASIN IN THE EN-SUITE WILL BE LARGE ENOUGH THAT ONE CAN HAND WASH "SMALLS" OR THE ODD DISH AND ALLOW THE KETTLE TO BE FILLED.

THERE ARE COMMON COOKING AND RELAXATION AREAS AS WELL AS LAUNDRY FACILITIES AND A KITCHEN HERB GARDEN IN THE BACKYARD.

OFF STREET PARKING WILL BE PROVIDED FOR A MINIMUM OF TWO CARS.

DEPENDING ON THE TENANT MIX WE WILL PROVIDE TWO RESCUE ANIMALS WHICH BECOME HOUSE PETS.

ALL MAINTENANCE OF THE LAWNS AND BUILDINGS WILL BE MANAGED BY US.

EACH ROOM WILL BE UNDER A SEPARATE TENANCY AGREEMENT WHICH WILL INCLUDE THE SUPPLY OF UTILITIES.

WE WOULD EXPECT THAT EACH TENANECY WOULD BE FOR AN EXTENDED PERIOD BETWEEN 3 TO10 YEARS TO PROVIDE CERTAINTY FOR OUR CLIENTS.
